PURCHASE INFORMATION

A new home is a big decision and can be daunting. Our aim is to make the process as stress-free as possible so you get exactly what you want from your new home.

Please find below the steps you will need to take if you decide Port Werburgh is right for you.

STEP 1: BOOK AN APPOINTMENT TO VISIT THE PARK HOME

Choose and reserve a plot that suits the size of home you are interested in (a reservation fee will be required to secure the plot). For terms and conditions of deposits and payments then please contact the office on 01634 252107.

STEP 2: CHOOSE YOUR PERFECT HOME

Next it’s the fun bit… choosing a park home and floor plan and then picking the décor and features that are right for you - with a wide range of floor plans and décor styles you’ll be spoilt for choice! You can sit down with one of Park Home/Lodge Manufacturers experienced designers  at their factory, ideal if you have additional needs.

STEP 3 – LEGAL AND PAPERWORK

You will have been given a "Turnkey Price" for your chosen home, This price includes:

  • The park home you have chosen

  • Fixtures, fittings, carpets and furniture

  • Transport and siting

  • Commissioning for plumbing and electric

  • Skirting around the bottom of the home

  • Steps to the front and back doors

  • Parking space

  • Landscaped garden

You will then be given a copy of the Written Statement, Site Licence and Park Rules (these are important documents and form part of the contract for purchase). Next, you will receive a contract for the sale of the home; it is worth considering taking legal advice before entering into the sale contract and committing to purchase the home. Once the sale contract is in place, a deposit is required before the home can be built. On receipt of this payment, we can then give you an approximate completion date.

STEP 4: SELL YOUR CURRENT HOME

Please keep us informed of the progress of the sale and let us know as soon as you have received an offer and then when you have possible exchange and completion dates.

STEP 5: SALES AND COMPLETION DATES

A few weeks before your estimated completion date, an invoice will be sent to you showing the final balance payable. An anticipated completion date will be confirmed and you will be provided with details on how the outstanding payment can be paid. Please note that completion will be unable to take place until the full balance has been cleared.

STEP 6: THE FINAL STEP IS COMPLETION

The final step is completion. On your specified completion day, when funds have been transferred, two copies of the Written Statement under the New Mobile Homes Act 2013 will need to be signed (the park will retain one copy and the other is for your own records). Once these formalities are completed the home is yours to move into!
